Introduction

Professional real estate investors are paid very well to invest into high-returning real estate transactions. But rather than the returns, a professional investor spends almost all of their time on the risks, identifying, evaluating and mitigating them where possible.

This certificate course explores the types of risk present in common real estate transactions, and the tools and techniques investors use to identify, evaluate and mitigate them.

Before studying this course, you should be able to build a basic DCF valuation model for real estate in Excel.

Key Learning Outcomes

By the end of this, you will be able to:

  1. Identify the 5 key stages of the investment process for professional real estate investors, including Origination, Underwriting, Bidding, Due Diligence and Closing.

  2. Identify key risks experienced by real estate investors, how real estate investors evaluate these risks and how they lead to changes in real estate values.

  3. Build 1-sided and 2-sided sensitivity tables in Excel to evaluate the impact of changing assumptions on key investment returns.

  4. Understand who uses Scenario Analysis and why and differentiate between Scenario Analysis and Sensitivity Analysis.
