Introduction

This is part 2 of a 3-part course in Real Estate Economics from Professor Eamonn D'Arcy. You should complete part 1 before attempting this.

Real estate markets are uniquely complex, incorporating both factor and asset market dimensions. This poses particular problems for their economic analysis. This course examines how a relevant economic analysis of real estate markets can be constructed that incorporates the intrinsic characteristics of real estate. It starts by examining the characteristics of the goods traded in the real estate market and the implications that follow for the structure of the market. From this, it presents two simple economic models of the real estate market and finally, it examines the relevance of theories of industrial organization and market efficiency in the context of real-world real estate markets.

By the end of this, you will be able to:

  1. Understand why real estate is a uniquely complex market incorporating both asset and factor market dimensions.

  2. Understand the nature of information problems in the real estate market and their implications for market actors.

  3. Assess the principal implications for market structure and practice, which stem from the physical and legal characteristics of real estate.

  4. Understand the problems posed by tenure structure for structuring an economic analysis of the real estate market.

  5. Discuss and critique simple economic models of the real estate market in terms of their ability to capture the structure of real-world real estate markets.

  6. Understand the three principal aspects of market efficiency and critique the extent to which the real estate market can ever be considered as efficient.
