Introduction

Traditional real estate is filled with challenges and limitations. It's expensive and slow-moving; it requires management and expertise, which many people don't have the time or the inclination to develop.

That is until REITs turned up. REITs allow investors to buy fractional ownership of real estate companies that can be bought and sold at the click of a button. But REITs are complex. Understanding the difference between equity REITs and mortgage REITs, ordinary shares, and preferred shares, listed versus unlisted, can mean the difference between generating wealth and losing money.

This masterclass takes learners from being a complete REIT beginner to having a good understanding of what they are, the various types of investment that can be made by REITs, and why you might choose one form over another.

  3. Understand how REITs have performed from inception and, more recently, how they have performed through two major economic upheavals (the Global Financial Crisis and Covid).

  4. Evaluate the benefits and drawbacks of investing in different parts of the REIT capital stack, including equity, debt, and hybrids.

  5. Identify and evaluate the major vehicles through which investors access diversified REIT returns, including Mutual Funds, ETFs, and CEFs.

  6. Identify the major REIT investors and understand their motivations, including pension funds, endowment funds, and private equity funds.
