Introduction

Traditional real estate is filled with challenges and limitations. It's expensive and slow-moving; it requires management and expertise, which many people don't have the time or the inclination to develop.

That is until REITs turned up. REITs allow investors to buy fractional ownership of real estate companies that can be bought and sold at the click of a button. But REITs are complex. Understanding the difference between equity REITs and mortgage REITs, ordinary shares, and preferred shares, listed versus unlisted, can mean the difference between generating wealth and losing money.

This masterclass takes learners from being a complete REIT beginner to having a good understanding of what they are, the various types of investment that can be made by REITs, and why you might choose one form over another.

Key Learning Outcomes

By the end of this, you will be able to:

  1. Understand what are REIT is and the 10 rules a real estate company must abide by in order to become a REIT.

  2. Identify the key pieces of US legislation that have led to the birth and evolution of the modern REIT industry, including the REIT Investment Trust Act of 1960, the UPREIT Legislation of 1993, and the REIT Modernization Act of 1999.
